<p class="wp-block-paragraph">President Ferdinand R. Marcos Jr.&#8217;s Expanded Pambansang Pabahay para sa Pilipino Program continues to make homeownership more affordable for Filipino workers as Pag-IBIG Fund offers promotional housing loan rates for members buying homes above the socialized housing price ceiling up to P10 million, officials announced.</p>



<p class="wp-block-paragraph">The new promotional rates build on Pag-IBIG Fund’s earlier move to increase its maximum housing loan amount to P10 million per borrower, which gave members more financing options for homes that better match their needs, income and family situation.</p>



<p class="wp-block-paragraph">Department of Human Settlements and Urban Development Secretary and Pag-IBIG Fund Board Chairman Jose Ramon P. Aliling said the promotional rates form part of Pag-IBIG Fund’s continuing efforts under the Marcos administration’s Expanded 4PH Program, which has widened access to affordable home financing, revitalized the housing industry, and continues to help more Filipino families achieve homeownership.</p>



<p class="wp-block-paragraph">“We continue to heed the directive of President Marcos to make decent and affordable homes more accessible to Filipino families,” Aliling said. “Under [the] Expanded 4PH, Pag-IBIG Fund has made socialized housing more affordable for low-income earners through our 3 percent subsidized housing loan rate for eligible socialized housing borrowers. We then increased our housing loan limit to P10 million per borrower to give more members, particularly those in the middle class, a better opportunity to choose a home that matches their needs and capacity. Now, through these promotional rates, we are making those housing options even more affordable so more Filipino workers can take the next step toward owning a home.”</p>



<p class="wp-block-paragraph">Under the promotional rates, housing loan or installment amounts above the socialized housing price ceiling, currently up to P950,000 for house-and-lot units and up to P1.8 million for condominium units, and up to the low-cost housing ceiling of P2.5 million shall have an interest rate of 4.5 percent per annum, fixed for three years. Meanwhile, housing loan or installment amounts above the P2.5 million low-cost housing ceiling up to P10 million shall have an interest rate of 5.75 percent per annum, also fixed for three years. After the three-year fixed period, the loan shall be repriced based on the borrower’s chosen repricing period.</p>



<p class="wp-block-paragraph">Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta said the lower rates will be felt directly by members through reduced monthly amortizations, especially during the first three years of their housing loan.</p>



<p class="wp-block-paragraph">For example, a P2.5-million loan payable over 30 years will have an estimated monthly amortization of about P12,667 under the new 4.5 percent promotional rate, compared to about P15,393 under the previous 6.25 percent rate, or savings of around P2,726 per month. Meanwhile, a P10 million loan payable over 30 years will have an estimated monthly amortization of about P58,357 under the new 5.75 percent promotional rate, compared to about P61,572 under the previous 6.25 percent rate, or savings of around P3,215 per month.</p>



<p class="wp-block-paragraph">“We know that buying a home is one of the biggest and most important decisions a family will make,” Acosta said. “By lowering our three-year fixed rates from 6.25 percent to as low as 4.5 percent, we are helping our members save on their monthly amortization during the first three years of their loan. These savings can help families manage their daily needs, or even be set aside in their Pag-IBIG Regular Savings or MP2 Savings so they can better prepare for the future while taking the important step toward owning a home.”</p>



<p class="wp-block-paragraph">Qualified members may avail of the promotional rates for Pag-IBIG Housing Loan and Pag-IBIG Acquired Assets Long-Term Installment Payment applications received until Dec. 31, 2026. “Affordable home financing and saving for the future are at the heart of Pag-IBIG Fund’s mandates, and we know that our members have different needs, incomes and capacities,” Acosta said. “That is why we continue to offer programs that respond to them, from the 3 percent subsidized rate for eligible socialized housing borrowers, to expanded financing of up to P10 million, and now these promotional rates for members buying homes above the socialized housing ceiling. Our goal is to make homeownership more affordable for more Filipino workers, while helping them keep more of their hard-earned money for their savings, their families and their future.”</p>

<p class="wp-block-paragraph">Pag-IBIG Fund reported year-on-year growth in its net income for the first quarter of 2026, further strengthening its capacity to protect members’ savings, provide affordable home financing, and support more Filipino workers in their journey toward homeownership, top officials announced on May 19, 2026.</p>



<p class="wp-block-paragraph">From January to March 2026, Pag-IBIG Fund’s net income grew by 11 percent or ₱1.700 billion to reach ₱16.772 billion, compared to the same period last year. Officials attributed the growth to strong collections and steady earnings from Pag-IBIG Fund’s housing loan, short-term loan, and investment portfolios. Higher investment returns also contributed to the income growth, with Pag-IBIG Fund’s income from investments reaching ₱3.033 billion, increasing by 51 percent year-on-year from ₱2.013 billion in the same period last year.</p>



<p class="wp-block-paragraph">Department of Human Settlements and Urban Development Secretary Jose Ramon P. Aliling, who also chairs the 11-member Pag-IBIG Fund Board of Trustees, said Pag-IBIG Fund’s strong fiscal position enables it to serve as the primary source of financing for the Expanded Pambansang Pabahay para sa Pilipino, or Expanded 4PH Program of President Ferdinand R. Marcos Jr., heeding the President’s call to make decent and affordable housing more accessible to Filipino workers.</p>



<p class="wp-block-paragraph">“This performance shows that Pag-IBIG Fund remains strong, stable, and ready to support President Marcos’ directive to open more opportunities for Filipino families to own decent and affordable homes. As the key financing arm of the Expanded 4PH Program, Pag-IBIG Fund plays a vital role in turning the national housing agenda into real homes for our workers. We shall continue to manage our members’ funds prudently, so that more Filipino families may benefit from housing finance that is affordable, accessible, and sustainable,” Aliling said.</p>



<p class="wp-block-paragraph">Pag-IBIG Fund’s total assets also stood at ₱1.276 trillion as of March 2026, reflecting a 3% percent or ₱41.735 billion increase from ₱1.234 trillion recorded at year-end 2025. Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta said the agency’s strong asset base and fiscal standing allow it to continue providing members with competitive savings returns and affordable home financing.</p>



<p class="wp-block-paragraph">Acosta further stated that Pag-IBIG Fund’s performance directly benefits its members. Under its charter, Pag-IBIG Fund returns at least 70% percent of its annual net income to members in the form of dividends, which are credited to their savings every year. </p>



<p class="wp-block-paragraph">“Pag-IBIG Fund is owned by its members, the Filipino workers. That is why we remain committed to growing and protecting their savings while ensuring that they have access to affordable home financing,” Acosta said. “Our strong fiscal standing allows us to sustain our subsidized housing loan rates under the Expanded 4PH Program, including the 3 percent rate for qualified socialized housing borrowers. This is how we help make homeownership more affordable for more Filipino workers, while keeping Pag-IBIG Fund financially sound and sustainable for the long term,” she added.</p>

<p class="wp-block-paragraph">Pag-IBIG Fund continued its housing fair series in South Luzon and the Visayas, with the South Luzon fair set on April 27 and 28 at the Jose Rizal Coliseum in Calamba City, Laguna, and the Visayas fair scheduled on April 30 and May 1 at the IEC Convention Center Cebu. The two fairs will each showcase more than 20,000 housing units from partner developers and the agency&#8217;s acquired properties for sale, bringing more housing options closer to Filipino workers and their families.</p>



<p class="wp-block-paragraph">The housing fairs form part of the efforts of the Department of Human Settlements and Urban Development and Pag-IBIG Fund, under the Marcos administration’s Expanded Pambansang Pabahay para sa Pilipino Program, to bring housing supply, affordable financing, and government assistance closer to more Filipinos. The series follows the earlier Central Luzon leg and forms part of the broader regional rollout of housing fairs aimed at making the path to homeownership easier and more accessible.</p>



<p class="wp-block-paragraph">“We continue to heed the call of President Ferdinand R. Marcos Jr. to make decent and affordable housing more accessible to Filipino families through the Expanded 4PH Program,” said DHSUD Secretary Jose Ramon P. Aliling, who also chairs the Pag-IBIG Fund Board of Trustees. “By continuing these housing fairs in South Luzon and the Visayas, Pag-IBIG Fund is bringing together leading private developers, Pag-IBIG Fund’s affordable financing programs, and government assistance in one accessible venue, so that more workers can move from simply hoping for a home to actually taking concrete steps toward owning one.”</p>



<p class="wp-block-paragraph">The Housing Fairs will include socialized housing units under the Expanded 4PH Program, among them Pasinaya Heights in Laguna, where a unit priced at ₱1.404 million may be purchased at a monthly amortization of as low as ₱2,257.91 in the first year, and Asenso Yuhum Residences in Bacolod, where a 24-square-meter condominium unit priced at ₱1.059 million may be acquired at a monthly amortization of as low as ₱1,703.08 in the first year. These affordable monthly payments are made possible through Pag-IBIG Fund’s Housing Loan Program under the Expanded 4PH, which offers a subsidized 3% interest rate for the first five years of the loan term, with the possibility of extension for another five years for eligible borrowers. In addition, Pag-IBIG Fund is currently offering an Early Bird Promo, under which the first 30,000 qualified borrowers may enjoy the same 3% interest rate for the first 10 years of their loan, further easing the path to homeownership.</p>



<p class="wp-block-paragraph">Meanwhile, Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta emphasized that the agency’s home loans enables low-income and other qualified members, including overseas Filipino workers, to access decent housing at monthly amortizations that are</p>



<p class="wp-block-paragraph">often lower than prevailing rental costs. She added that the housing fairs make these homeownership opportunities more accessible by bringing housing options and the agency&#8217;s financing assistance together in one venue.</p>



<p class="wp-block-paragraph">“Through Pag-IBIG Fund’s affordable housing loan programs, many families may now find that what they would otherwise spend on rent can already be used to start paying for a home they will eventually own,” Acosta said. “This allows members not only to realize possible savings on monthly housing costs, but also to build long-term household stability, equity, and a more secure future. Through these housing fairs, we are making that opportunity more tangible by bringing housing options and financing guidance together in one venue, where members can compare choices and take clearer steps toward homeownership.”</p>
